Prepare for the sale

In commercial real estate, exit strategies are plans for how you will eventually sell or otherwise dispose of an investment property. Here are some of the most common CRE exit strategies:

Selling the Property:

• Direct Sale: This is the most common exit strategy, where you sell the property outright to another investor.
• Sale-Leaseback: In this arrangement, you sell the property to an investor but lease it back for a set period and agreed-upon rent. This frees up capital while allowing you to continue occupying the property.

Refinancing:

• Cash-Out Refinance: You refinance the property for a higher amount than the original mortgage, taking out the difference in cash. This can be used to invest in other properties or for other business needs.

1031 Exchange:

• This tax-deferred exchange allows you to sell a qualifying investment property and reinvest the proceeds in a similar property within a specific timeframe, deferring capital gains taxes.

Passing Property to Heirs:

• This strategy can be used to transfer ownership of the property to your children or other beneficiaries, potentially with tax benefits depending on your specific situation.

Other Considerations:

• Joint Venture Buyout: If you co-own a property with another investor, you might negotiate a buyout to acquire their ownership stake.
• Foreclosure: This is an undesirable outcome, but in rare cases, a lender might foreclose on the property if you default on your mortgage.

The ideal exit strategy depends on your investment goals and the current market conditions. Here are some factors to consider:
